High-rise building safety: resident engagement strategy

As part of our ongoing commitment to fire safety in the building, we are writing to inform you about a legal requirement that will apply from April 2026 und0r The Fire Safety (Residential Evacuation Plans) (England) Regulations 2025.
From April, the Responsible Person for the building must take reasonable steps to identify residents who may require additional support to evacuate safely in the event of a fire where the building is within the statutory scope. This applies where the building meets any of the following criteria:

It is 18 metres or more in height, or
-
It has 7 or more storeys (regardless of measured height), or
-
It is 11 metres or more in height and has a simultaneous evacuation strategy in place.
These requirements relate to the management of fire safety in the building's common parts and are intended to support safe evacuation arrangements where needed.
We recognise that not all residents will require assistance, and there is no obligation for anyone to disclose personal or medical information. However, if you have a condition, impairment, or circumstance that may affect your ability to evacuate safely from the building in an emergency, we would encourage you to let us know so that we can consider whether any reasonable and proportionate measures can be put in place within the common parts of the building under these legal requirements.
Examples of situations where additional consideration may be helpful include (but are not limited to):

Reduced mobility, either permanent or temporary

Visual or hearing impairment

Cognitive impairment or neurodivergence

Any other condition that may affect awareness of, or response to, a fire alarm or emergency situation
If you choose to make us aware, we may invite you to take part in a short, person-centred discussion. This is not an assessment of your home or personal arrangements within your flat. Instead, it focuses on:

How fire safety information is communicated
-
How the building's fire strategy operates in practice
-
Whether any reasonable adjustments can be considered in relation to the common parts of the building
Please note that our responsibilities relate to the building's common areas and shared facilities. We do not provide personal evacuation assistance or enter demised areas, and participation in this process is entirely voluntary.
With your explicit consent, any relevant information you choose to share may also be passed to the local Fire and Rescue Service. This is to help them better understand the needs of residents within the building and to support emergency response planning. You are not required to agree to this, and any decision you make will not affect the support we provide within our responsibilities.
If your circumstances change in the future (for example due to injury, illness, pregnancy, or age), you are welcome to contact us at any time.
If you require this communication, or any related fire safety information, in an alternative format (for example large print, audio, or another accessible format), please let us know and we will do our best to accommodate your needs.
